EIFS "Exterior Insulated Finishing Systems Inspections"
(also called Synthetic Stucco or Dryvit)

 

E.I.F.S., EIFS, or "Exterior Insulated Finishing System".  Also known as "Synthetic Stucco" or "Dryvit".

These exteriors have the outward appearance of traditional hard-coat stucco and are produced by various manufacturers.  The most widely recognized brand name is Dryvit.  Other manufacturers include:  Parex, Senergy Systems, Sto and a few others.  There are many similarities from product to product, though each manufacturer has thier own variations.  Whomever the manufacturer, EIFS should be inspected regularly for moisture intrusion.

Though EIFS exteriors have been widely publicized for problems caused by moisture intrusion, when properly installed and maintained it's an attractive, durable and effective insulating home finish.  Proper inspection, identification, maintenance and/or mitigation is the key to preventing structural damage and mold growth.

We use state of the art equipment:  non intrusive capacitive tools are utilized to "look" behind your walls for moisture that could cause rot, infestation or weakening of the framing members.  We also use contact moisture probes as specified in the moisture free protocol.  A proper inspection requires direct contact testing (pins).  The probe holes made are very small and are filled after inspection with a matching sealant. (Drainable type systems are not contact probed.)

The problems arising with synthetic stucco (EIFS) have been well publicized.  About 70% of the homes we've performed EIFS inspections on have had some level of hidden trapped moisture.  Some required minor fixes and maintenance, others have had significant moisture levels and various stages of wood rot and mold infestation.  The homes have been from 3mos to 25 years old.
